company put forward the strategic goals of low carbon, AI, and assets. The
Beijing Management Center responded positively and applied these goals to the
projects under its management.

The garden path
in the compound of the China Earthquake Administration is a flagstone road,
which accumulates water, becomes muddy and slippery during the rainy season. To
improve the office environment of the Administration and reflect Vanke’s
management philosophy, we accurately targeted this key challenge, renovated the
garden path, and enhanced service quality.
中国地震局机关大院花园小路为石板路,雨季积水、泥泞湿滑。为提升局机关办公环境,体现万科管理理念,精准聚焦难点改造花园小路,提升服务品质。
In July 2024,
construction was carried out in accordance with park standards: curb stones
were installed on both sides of the path to widen the road surface, and the
drainage slope of the road was optimized, fundamentally solving the problem of
muddy water accumulation caused by lawn erosion.
2024年7月,施工参照公园标准,在小路两侧加装路沿石拓宽路面,优化路面排水坡度,从根本上解决草坪冲刷的泥水积水难题。
Meanwhile,
innovative landscape enhancement designs were integrated—cobblestones were
embedded in the gaps of the road surface for decoration. This not only improved
the anti-slip performance of the road but also enriched the landscape layers of
the campus, endowing the flagstone road with both practicality and aesthetic
value. The overall improvement was remarkable, and the road was named
"Vanke Road" by the leaders of the client (Party A).

There was severe
waste of toilet paper, a highly consumable item. In May 2025, intelligent paper
dispensers (with contactless paper retrieval) were installed in restrooms.
Featuring a fixed-quantity paper output design, these dispensers are more
hygienic, prevent waste, and make up for many shortcomings of traditional
open-top tissue boxes.
卫生纸作为易耗品浪费严重,2025年5月在卫生间安装智能出纸机(无接触取纸),通过定量出纸设计,更卫生、避免浪费,弥补传统敞口抽纸盒的诸多不足。
This ensures
more rational use of paper and helps control costs. At the same time, sensor
faucets and sensor soap dispensers were installed, fully realizing contactless
use.
纸张得到更合理利用,有助于控制成本,同时安装感应水龙头、感应皂液机,全面实现零接触。
In June 2025, a
total of 50 radar automatic sensing devices were added to public spaces such as
restrooms and corridors. Previously, the lighting devices were kept on 24 hours
a day, which easily caused huge waste of electrical resources and was not in
line with the concept of low-carbon environmental protection.
2025年6月,对卫生间和楼道等公共空间加装雷达自动感应装置共计50个。以往照明装置几乎24小时开启,易造成电力资源极大浪费,不符合低碳环保理念。
However, the
radar automatic sensing devices can accurately detect the entry and exit of
personnel—lights turn on when people arrive and off when people leave. This
eliminates unnecessary power consumption and integrates low-carbon energy
conservation into every tiny detail of daily life.
而雷达自动感应装置能精准感知人员进出情况,人来灯亮、人走灯灭,杜绝不必要的电力消耗,将低碳节能融入日常每一个细微之处。

From the once
muddy, slippery flagstone road plagued by severe water accumulation to today’s
cobblestone footpath that combines practical functions with landscape
aesthetics—by installing curbstones and cobblestones on the footpath and
optimizing the design of the road’s drainage slope simultaneously, an efficient
and smooth drainage system has been built. This completely cuts off the root
cause of water accumulation, realizing a fundamental shift from "passively
dealing with water accumulation" to "proactively preventing water
accumulation." It not only ensures the safe travel of pedestrians but also
improves the quality of the regional environment.
从昔日泥泞湿滑、积水严重的石板路,到如今实用功能与景观美学兼备的鹅卵石步道,通过加装路沿石、鹅卵石并优化路面排水坡度,构建高效顺畅的排水系统,彻底切断积水根源,实现从“被动应对积水”到“主动预防积水”的根本性转变,既保障行人安全出行,又提升区域环境品质。
The project has
innovatively introduced intelligent toilet paper dispensers in restrooms,
aiming at the problem of resource waste in traditional paper dispensing
methods, and realizing precise and intelligent paper supply management. Before
the renovation, the average daily consumption of toilet paper in the restrooms
reached 3 packs (200 sheets per pack), resulting in large resource loss. After
the renovation, a single roll of toilet paper can be used stably for 5 days.
This not only significantly reduces the cost of toilet paper procurement and
operation and maintenance but also promotes energy conservation, consumption
reduction and sustainable development with the practical concept of green and
low carbon. Meanwhile, sensor faucets and sensor soap dispensers have been
installed, fully realizing contactless use and greatly improving sanitary
conditions.
项目创新性引进卫生间智能出纸机,针对传统出纸方式的资源浪费问题,实现精准化、智能化供纸管理。改造前日均纸巾消耗量3包(每包200抽),改造后单卷纸巾可稳定使用5天,大幅降低采购与运维成本,推动节能降耗与可持续发展;同时安装感应水龙头、感应皂液机,全面实现零接触,卫生状况极大改善。
Radar sensing
devices are introduced to accurately detect the entry and exit of personnel,
addressing the pain point of "long-term lighting and high energy
consumption" in traditional lighting systems. These devices precisely
capture the dynamics of personnel entry and exit: when someone enters, the
lights turn on automatically, providing sufficient illumination to ensure
adequate lighting and traffic safety; after personnel leave, the lights turn
off quickly, eliminating unnecessary power consumption caused by "lights
staying on when no one is present" at the source. Affected by the building
structure, to ensure lighting conditions, the original 50 lights were almost on
24 hours a day, consuming 45.6 kWh of electricity daily. After replacing them
with radar sensing devices of the same wattage, the lighting duration was
reduced to approximately 3 hours per day, and the daily electricity consumption
dropped to 5.7 kWh. This measure not only optimizes the lighting experience but
also significantly reduces power loss through a refined energy-saving
management model, providing a replicable practical solution for the green and
low-carbon transition.

1. The construction
of the garden path in the government compound followed park standards. Curb
stones were installed on both sides of the path to widen the road surface, the
drainage slope of the road was optimized, and curbstones were innovatively
combined with cobblestones to realize minor environmental renovation. The
client (Party A) also named this road "Vanke Road".
机关大院内花园小路施工参照公园标准,两侧加装路沿石拓宽路面,优化排水坡度,创新结合路沿石与鹅卵石实现环境微改造,甲方将该路称为“万科路”。
2. In the office
building, radar sensing devices were installed. By fully relying on the
existing circuit framework in the building, only the sensing modules were
upgraded, avoiding the waste caused by circuit reconstruction and achieving
refined energy-saving coordination where "lights turn on when people
arrive and off when people leave".
办公楼内加装雷达感应装置,充分依托原有电路框架,仅升级感应模块,避免线路重构浪费,实现“人来灯亮、人走灯灭”的精细化节能协同。
3. An innovative
hand towel dispenser was introduced in the restrooms, featuring a
fixed-quantity towel output design. This prevents excessive waste during manual
towel extraction, reduces the procurement cost of consumables for property
services, and at the same time decreases the labor input for frequent towel
refilling, thereby improving management efficiency. In addition, sensor faucets
and sensor soap dispensers were installed—these devices require no manual
contact, achieving both conservation and hygiene.
卫生间创新采用定量出纸的擦手纸设备,避免过度浪费,降低耗材采购成本和补纸人工投入,提升管理效率;安装的感应水龙头、感应皂液机无需手动接触,既节约又卫生。
4. Since commencing
services on May 8, 2024, we have received 4 silk banners, 2 commendation
letters, 2 thank-you letters, and 1 property service evaluation awarded by the
China Earthquake Administration. Meanwhile, we have also received verbal praise
from the client (Party A) on multiple occasions.
自2024年5月8日服务至今,已获得中国地震局授予的4面锦旗、2封表扬信、2封感谢信、1份物业评价,同时多次获得甲方口头表扬。
Project Implementation
项目实施
Within the
compound under our management, there is a winding garden path that carries
people’s beautiful expectations of taking daily strolls and enjoying the garden
scenery. However, when the rainy season arrives, problems follow one after
another. Due to factors such as the pavement method of the flagstone road and
the terrain, rainwater cannot drain smoothly, leaving the flagstone road muddy
and slippery—one may slip if not careful.
在我们负责的大院中,有一条蜿蜒的花园小路,承载着人们日常漫步、欣赏园景的期许。但雨季来临时,受石板路铺设方式和地势等因素影响,雨水无法顺畅排放,路面变得泥泞湿滑,易使人滑倒。
The project team
took immediate action and tried every means to properly resolve this
long-standing problem that had troubled everyone. It organized professionals to
conduct on-site surveys multiple times, carefully analyzed the causes of water
accumulation and slipperiness, and repeatedly discussed and formulated a
comprehensive restoration plan.
项目团队迅速行动,组织专业人员多次现场勘查,仔细分析积水和湿滑原因,反复商讨制定周全的修复方案,全力解决这一长期困扰大家的难题。
First, curb
stones were carefully installed along both sides of the path. These curb stones
are solid in texture and neat in shape; they not only effectively prevent
rainwater from seeping arbitrarily into the soil on both sides and avoid soil
collapse caused by rainwater erosion, but also make the overall outline of the
path clearer and more orderly.
先是沿小路两旁精心加装路沿石,这些路沿石质地坚固、外形规整,既有效阻挡雨水向两侧泥土肆意渗透,避免雨水冲刷导致的泥土塌陷,又让小路整体轮廓更清晰整齐。
Then, a layer of
cobblestones was cleverly added between the curb stones and the flagstone road.
After the workers’ meticulous pavement, the cobblestones were perfectly
integrated with the flagstone road and curb stones, creating a uniquely crafted
scene. This greatly improved the quality of the path and solved the problem
that had been left unresolved for many years.
又在路沿石与石板路之间巧妙添加一层鹅卵石,经工人细致铺设,鹅卵石与石板路、路沿石完美融合,打造出别具匠心的景观,极大提升小路品质,解决了多年遗留问题。
After the
project was completed, we received high praise from the client (Party A), which
won honor for our company and helped us establish a good reputation in the
industry. This motivates us to continue providing high-standard and
high-quality services in future projects to create a better living environment

Regarding the
common yet non-negligible detail of cleaning hand towels, we have abandoned
traditional open-top tissue boxes and instead adopted intelligent paper
dispensers. With their fixed-quantity paper output design, these dispensers are
more hygienic and economical, addressing many shortcomings of traditional
open-top tissue boxes.
针对保洁擦手纸这一常见却不容忽视的细节,我们摒弃传统敞口抽纸盒,采用智能出纸机,其定量出纸设计更卫生、节约,弥补了传统抽纸盒的诸多不足。
They not only
meet people’s needs for normal hand drying but also avoid paper waste caused by
excessive extraction, achieving the goal of conservation and environmental
protection. Actual data strongly proves the effectiveness of this reform
measure: the original daily consumption of 3 packs (200 sheets per pack) has
been drastically reduced to one roll of paper lasting 5 days.

We have also
installed automatic sensor faucets and soap dispensers; the entire process
requires no manual contact, making it both convenient and hygienic.
Furthermore, by precisely controlling the amount of soap and water dispensed,
waste of hand soap and water resources is avoided, further practicing the
concept of low-carbon environmental protection.
同时安装自动感应水龙头和皂液机,全程无需手动接触,方便卫生;通过精准控制出液和出水量,避免洗手液和水资源浪费,进一步践行低碳环保理念。

lighting equipment often has the issue where lights remain on even after people
have left, leading to unnecessary waste of electrical resources. A total of 50
radar sensing devices have been installed in public spaces such as restrooms

Before and After Implementation: Before implementation, the garden path had

public lighting consumed much electricity. After implementation, the path is
safe and aesthetically pleasing, toilet supplies are used rationally, and
public lighting achieves energy saving, realizing low-carbon and efficient
operation.

As the office
premises of the government, government office buildings play a strong exemplary
and leading role in low-carbon development practices. Meanwhile, operating
costs are a significant component of government fiscal expenditures.
政府办公楼作为政府办公场所,其低碳发展实践具有很强的示范引领作用,同时运营成本是政府财政支出的重要组成部分。
By unlocking the
low-carbon potential of existing spaces and optimizing the utilization of
available resources, it is possible to effectively reduce the energy
consumption, water consumption, and office supplies consumption of government
office buildings. This, in turn, lowers operating costs and saves government
fiscal spending.
通过激活既有空间的低碳潜力,优化既有资源利用,可有效降低政府办公楼的能源、水资源及办公用品消耗,进而减少运营成本,节约政府财政支出。
For example,
radar sensing devices adopt "higher-precision energy-saving"
technology, and contactless intelligent hand towel dispensers have been
introduced to achieve conservation and low-carbon goals through fixed-quantity

Going forward,
the property management plans to deepen the application of such technologies:

realize visualized management.
