On January 17th, "Jianwan Housing Rental Investment Fund," jointly established by Vanke Group and Jianxin Housing Rental Fund under China Construction Bank, was officially launched in Beijing. Yu Liang, Chairman of Vanke Group, and Tian Guoli, Chairman of China Construction Bank, attended the unveiling ceremony, witnessing the signing of the transaction documents and cooperation agreements for the first six projects. The fund, established through the collaboration of both parties, will primarily be used for investing in the acquisition of long-term rental apartment assets from real estate companies, with a scale of up to 10 billion RMB.
As a leader in the field of housing rental, Vanke possesses advanced operational capabilities and competitive advantages within the industry. Yu Liang, Chairman of Vanke Group, stated that both renting and purchasing housing are of significant importance to society and enterprises. The advancement of rental housing requires the concerted efforts of various market entities. The establishment of the housing rental fund through this collaboration represents another in-depth cooperation aimed at leveraging respective expertise to drive innovation and promotion of relevant business models. Vanke will work together with China Construction Bank to explore various paths, including asset securitization and market-oriented transfers, to establish a sustainable business ecosystem, thereby effectively increasing the supply of rental housing and promoting a healthy and cyclical development of the real estate and real estate finance industries.
As one of the earliest banks in China to engage in housing finance, China Construction Bank has consistently kept pace with the national housing system reform. Tian Guoli, Chairman of China Construction Bank, expressed in his speech that the collaboration with Vanke Group in the fund will focus on two key areas. Firstly, it will strive to promote new concepts in residential housing consumption, increasing the supply of market rental housing to provide warm homes for urban developers, researchers, entrepreneurs, and new urban residents. Secondly, it will actively construct a new housing finance service system, jointly incubating and nurturing REITs qualified assets, and building a "investment, loan, and exit" housing rental service loop. China Construction Bank is willing to explore the new model of real estate development with various parties, including Vanke Group.
The "Jianwan Housing Rental Investment Fund" established with Vanke marks the first cooperation between China Construction Bank and a real estate company to establish a housing rental fund, with a fund size of up to 10 billion RMB. The fund will also entrust Vanke's Bo Yu brand for efficient operation. After further enhancing the asset value, the fund will realize investment returns through market-oriented wholesale and public REITs arrangements. During the unveiling ceremony, the two parties also signed transaction documents and cooperation agreements for the first batch of cooperative projects, including six operational Vanke long-term rental apartment projects in Beijing, Shanghai, Chengdu, and Wuhan, with a cooperation scale of approximately 2.4 billion RMB. Subsequently, they will rapidly initiate cooperation for the second batch of projects.
As one of the earliest real estate companies in China to implement the model of both renting and purchasing housing, Vanke has been a leading enterprise in the field of housing rental with its Bo Yu brand. Bo Yu actively responds to the national policy call, participating in the construction and operation of affordable rental housing through multiple channels and methods. By the end of 2022, Bo Yu had 58,859 units from 66 projects nationwide included in the inventory of affordable rental housing, ranking first in the industry. The operational capabilities and competitive advantages accumulated by Vanke Bo Yu in the field of housing rental over the years have provided crucial support for this housing rental fund cooperation.

建设银行作为国内最早开办住房金融业务的银行,始终紧跟国家住房制度改革步伐。建设银行董事长田国立在致辞中表示,此次与万科集团开展基金合作,将在两个方面重点发力。一方面着力引导居民住房消费新理念,通过增加市场租赁住房供给,让广大的城市建设者、科研工作者、创业者以及新市民等找到温暖的家。另一方面,积极构建住房金融服务新体系,共同孵化培育REITs合格资产,构建“投贷管退”住房租赁服务闭环。建设银行愿同包括万科集团在内的各方一道共同探索租购并举的房地产发展新模式。
本次与万科成立的“建万住房租赁投资基金”是建行第一次与房企成立合作住房租赁基金,基金规模高达100亿元。基金还将统一委托万科旗下泊寓品牌进行高效运营,在进一步提升资产价值后,将通过市场化整售、公募REITs等退出安排实现投资收益。揭牌仪式上,双方还签署了第一批合作项目的交易文件和合作协议,包括北京、上海、成都和武汉的6个已运营的万科长租公寓项目,合作规模约24亿元,后续将快速启动第二批项目的合作。
