On 21 October, RICS China 2022 Summit and RICS Awards China 2022, organized by the Royal Institution of Chartered Surveyors (RICS), were held online. Recognized as the "Oscars" of the real estate and construction industry, the RICS Awards are highly influential in the global industry.

The theme of this year's summit is "Building, Investing and Operating Zero-carbon Cities under the Double-carbon Goal of 3060". Low-carbon property helps the green and sustainable operation of commercial space
As a large energy consuming commercial building, its energy saving and carbon reduction will play an important role in carbon peak and carbon neutrality. It is reported that in 2019, the total carbon emission of the whole construction process in China was nearly 5 billion tons, accounting for about half of the country's carbon emissions. Among them, the carbon emission intensity of commercial buildings is much higher than that of residential buildings. In the whole life cycle, the carbon emission during the building operation stage accounts for almost half, which is mainly used to maintain the energy consumption of terminal equipment in the building environment and internal activities. Mr. Qian took an office complex as an example, saying that the equipment in the space is complex and diverse, with air conditioning heating and lighting accounting for the largest proportion of energy consumption, in addition to a number of energy-intensive links such as garbage disposal and elevators.

低碳物业助力商企空间绿色可持续运营
作为耗能大户的商业建筑,其节能减碳对碳达峰、碳中和将起到重要作用。据悉,2019年全国建筑全过程碳排放总量近50亿吨,占全国碳排放的约一半;其中,商业建筑碳排放强度远远高于住宅强度水平,且全生命周期中,建筑运行阶段碳排放几乎占一半,主要用于维持建筑环境和内部活动的终端设备用能。钱滨强以一栋办公综合体举例说,空间内设备复杂多样,耗能占比最大的是空调采暖和照明,此外还有垃圾处理、电梯等多项高耗能环节。
为此,万物梁行在物业及设施管理全生命周期引入低碳概念,以能源管理为切入点,运用数字化、智能化、精细化的管理手段,实现节能、减排、降耗。以能耗大项空调为例,通过物联网数据采集系统和大数据实时分析系统,叠加AIoT技术,来实现智慧化运行,解决了原有系统空调能效低、供需不匹配等一系列问题。
对于客户而言,低碳物业不仅能产生节约能耗成本的直观效果,而且能提升企业ESG评级,“既有建筑节能及绿色化改造”去年也被纳入绿色债券支持目录中,可以取得经济效率、社会效益兼收的效果。
能源提升专业服务,打通能源使用“最后一公里”
围绕“设施管理与物业管理协同下,如何在城市存量市场挖掘机遇?“话题,周哲表示,着眼于城市存量市场中挖掘机遇,万物梁行从客户对于低碳运营的需求出发,提供能源管理业务,主要包括交易、保障、咨询和提升四方面。
其中能源提升是重点,包括能效管理,节能改造,能源托管等服务。因为物业侧是能源管理服务的实际操作者,是能源使用的“最后一公里”。把这“最后一公里”打通,才能真正的实现能效管理进而节能降耗。
对于超高层建筑这类能耗大户,在运营管理阶段,万物梁行通过引入能源管理系统,对不同区域的能耗数据进行实时可视化监控,智能调优,减少非必要能源损耗,提高能源效率,实现降本和减排。比如对于空调系统,我们会结合在管的上百栋写字楼的运营数据和经验,从空调设备的时程控制、操作应用修正、空调箱外气控制、冷却水塔净水设备管理等各个维度给运维端提供节能参考。
