In the Shanghai Xuhui Vanke Center project, the service team optimizes the lighting system through the use frequency of the parking lot. In areas with high utilization rate of parking spaces, the energy-saving lamps are always on, and the induction lamps are auxiliary; in areas with relatively low utilization rate, the induction lamps are mainly on, and the energy-saving lamps are always on as auxiliary. At the same time, according to the change of the flow of people, the elevator is arranged reasonably, and the frequency of elevator use decreases significantly after 20:00 on working days, so only some elevators are retained to continue to use. Under the multi-pronged measures, the annual electricity charges of Xuhui Vanke Center in 2021 were saved by nearly 5.12% compared with the budget.

In Beijing Phoenix International Media Center, the service team saved more than 50% of the air conditioning energy in high temperature areas through continuous professional energy audit and building equipment commissioning, and realized refined energy efficiency management, which saved more than one million yuan of energy consumption in three years.

Millet Wuhan Headquarters Park achieves energy saving and consumption reduction through innovative measures such as non-woven fabrics replacing G4 frame filter and basement lighting energy-saving scheme. According to statistics, in 2021 alone, the team reduced energy consumption 72105 Kwh and carbon emissions of 55.6 tCO for customers.

Dalian China Life Insurance Company Ltd. Hope Building

On the premise of meeting customer needs, comfortable office environment and guaranteeing service quality, Dalian China Life Insurance Hope Building has obtained the first LEED O + M platinum certification in Northeast China through a number of capital renovations, preventive equipment maintenance and various energy-saving measures. Energy consumption, CO2 emissions, water consumption and other indicators have been reduced by 30-40% compared with similar buildings.

In Shenzhen Vanke Binhai Cloud Center, as an innovative green building with LEED and WELL double platinum certification, the building is equipped with electrostatic dust removal air purification devices, air quality detection sensors and other "black technology" equipment to monitor air quality at any time and continuously improve the indoor environment.

In the small streets of Beijing Wangjing, CWVS has concealed, minimized and barrier-free transformation of the garbage transfer line, stipulating that the amount of garbage per barrel should not exceed 70% of the capacity, so as to minimize the environmental pollution caused by the garbage transportation process.

The service team re-planned the spatial layout and functional modules, divided the garbage room into seven functional modules, such as negative pressure constant temperature cold storage area and recyclable garbage sorting area, and classified different types of garbage in different areas.

In addition, through the two-dimensional code traceability of garbage cans, increasing the protective equipment of hazardous waste and emergency protection and disinfection, and the classification and classification management of cleaning tools, the pollution of garbage to the environment can be reduced as far as possible. In March this year, a number of service projects, including Wangjing Street, Phoenix International Media Center and Shilipu Vanke Times Center, were awarded the title of the first batch of demonstration commercial buildings for domestic waste classification in Beijing in 2021.

This year, CWVS launched the "Have i" public welfare action, focusing on the two major directions of green environmental protection, and regularly carried out the "green office I go first" activities within the company, advocating green travel, electronic office, water saving and energy saving for all employees.

For three consecutive years, CWVS has joined customers to participate in the one-hour lights-out activity.

In addition, as the co-organizer of WPP's "Earth Hour", CWVS has participated in the one-hour lights-out activity with its customers for three consecutive years. Among them, in March this year, more than 60 commercial projects turned off their lights for one hour at the same time, reducing carbon by 5.2 tons, and supporting environmental protection and protecting the earth with practical actions.

在上海徐汇万科中心项目，服务团队通过停车场使用频率对照明系统进行优化，车位使用率高区域，节能灯常亮，感应灯辅助；使用率相对较低区域，则以感应灯为主，节能灯常亮为辅。同时，根据人流量变化合理安排电梯，工作日20:00以后电梯使用频次明显下降，因此仅保留部分电梯继续使用。在多管齐下的举措下，2021年徐汇万科中心全年公区电费较预算节约近5.12%。

北京凤凰国际传媒中心

在北京凤凰国际传媒中心，服务团队通过持续的专业能源审计及建筑设备调试，将高温区域空调能源节省节能50%以上；实现精细化能效管理，带来3年节省能耗费用超百万元。

小米武汉总部

通过无纺布替代G4框式过滤网、地库照明节能方案等创新举措，小米武汉总部园区实现节能降耗。据统计，团队仅2021年就为客户减少能耗72105Kwh、碳排放55.6tCO₂。

大连中国人寿希望大厦实景

在满足客户需求、办公舒适环境以及保障服务品质前提下，大连中国人寿希望大厦通过多项资本性改造、预防性设备维护、多种节能措施，获得东北首个LEED O+M铂金认证，能耗、CO2排放、水耗等指标均比同类大厦实现30-40%的降幅。

在深圳滨海云中心，作为获得LEED及WELL双铂金认证的创新型绿色建筑，楼宇内配置有静电除尘空气净化装置、空气质量检测传感器等“黑科技”设备，随时监测空气质量，持续改善室内环境。

值得一提的是，万物梁行还根据业务实践，研发了一套垃圾房内有害气体监测及处理系统，并取得了发明专利。该系统可对垃圾房里的气体、温度、湿度进行全时段监测和全自动处理。

在北京望京小街，万物梁行对垃圾的转运动线进行隐蔽化、最短化、无障碍化改造，规定每桶垃圾量不多于70%的容量，最大程度降低垃圾运输过程对环境的污染。

服务团队重新规划空间布局和功能模块，将垃圾房分为负压恒温冷库区、可回收垃圾分拣区等7大功能模块，分类分区域处理不同类型垃圾。

此外，还通过垃圾桶二维码溯源、增加危废垃圾和应急防护消毒护具，保洁工具分类分级管理等细节入手，尽可能降低垃圾对于环境的污染。今年3月，包括望京小街、凤凰国际传媒中心、十里堡万科时代中心等在内的多个万物梁行服务项目，荣获2021年第一批北京市生活垃圾分类示范商务楼宇称号。

今年万物梁行发起“有i”公益行动，聚焦绿色环保等两大方向，在公司内部常态化开展“绿色办公我先行”活动，倡导全体员工绿色出行、电子化办公、节水节能等。
