While focusing on its strategic goals, Onewo has not forgotten the promise made a year ago regarding ESG—"A Thousand-Mile Journey." The "Common Development Plan of Onewo," which focuses on four key themes: "Empowering the Diverse Growth of Frontline Service Providers," "Reducing Non-Normal Injuries and Deaths within Service Spaces," "Building Energy Conservation, Emission Reduction, and Community Waste Classification," and "Property Renewal and Symbiosis with Surrounding Communities," officially set sail.
Though progress may seem small, it can lead to great achievements. Today, on the occasion of Onewo's second anniversary and the first anniversary of the release of the "Common Development Plan," we share the achievements and reflections on "common development" with various sectors of society and pay tribute to our peers in various fields.
AI Growth
In the era of digital intelligence, positions involving simple and repetitive tasks such as finance and accounting, property security, and front desk duties are being replaced by intelligent algorithms. What will happen to the individuals in these roles? Empowering the diverse growth of frontline service providers is the responsibility of Onewo as a team.
One of the IPO gong strikers, Xie Yanyu, transitioned from working in project finance for 8 years to becoming a housekeeper. From repetitive manual accounting tasks at a fixed workstation to being on call for hundreds of homeowners all day, Xie Yanyu now earns double the salary through dedication, patience, attention, and care, winning recognition from homeowners. Similarly, Liu Yufeng, who transitioned from a security guard to a salesperson three years ago, achieved outstanding performance this year, earning an 870,000 yuan commission.
This year, 1,210 colleagues transitioned from front desk roles through the company's "Happiness Station Diverse Development Program." Over the past three years, they joined the security guards who transitioned through the "Thousands of Soldiers and Horses Enter the Neighborhood" and "Thousand Flowers Bloom for Development" programs, receiving diverse skills training and transitioning to roles such as property managers, business customer service, asset managers, digital operations, and environmental monitoring.
A tOnewo, the door to striving and advancing is always open. We provide opportunities for learning new skills and taking on new roles, allowing more employees to transition from simple, repetitive tasks to technical, social, and emotionally communicative roles. This is our response to the hot topic of "machines taking away job opportunities," and it reflects our determination to create better development and higher income for our employees.
AI Growth pays tribute to every undefined self and every effort to transform and transcend.
AI Life
More than 30 million people live and work in the communities and commercial spaces served by Onewo every day. How can non-normal deaths within service spaces be effectively controlled? This is the responsibility of Onewo as a space service provider.
In March of this year, a security guard patrolling at Yuxiangming Residence in Shenyang witnessed a homeowner suddenly collapse while jogging in the community, losing consciousness. Fortunately, the housekeeper Zhang Shiyao, who arrived immediately after receiving the notification, used proficient CPR techniques to provide emergency aid until the arrival of emergency medical services, buying precious time for treatment. If this housekeeper had not been influenced by medical family members and had not undergone CPR training provided by the company, a life might have been lost. Unfortunately, the number of sudden deaths recorded in the company's emergency reporting system is still far greater than the number of successful rescue cases.
The general public's basic first aid skills dissemination rate in China is still less than 1%. As property service providers, our focus is on how to create rescue conditions and improve the ability to save lives in sudden critical situations. This year, Onewo trained 36 AHA (American Heart Association) certified first aid seed instructors. These seed instructors have trained over 200 internal trainers across the country and promoted CPR skills dissemination in various positions nationwide. As of now, over 3,000 employees at Onewo have mastered CPR skills through practical courses, and over 150,000 people have completed online theoretical learning. In addition, through government investment, public donations, homeowner crowdfunding, and the use of public resources, we have added nearly 100 AED (Automated External Defibrillator) units in communities, achieving a breakthrough in AED coverage.
Apart from sudden deaths, there are many non-normal deaths within service spaces, including suicides, among which a significant number are elderly people who take their own lives due to physical ailments leading to psychological issues. Onewo has analyzed the living conditions of over 13,000 empty-nest elderly people and, for the first time in the industry, released the "Property Service Guide for Empty-Nest Elderly People," establishing standard service actions for the elderly. Li Chaoquan, who was awarded the "Top 10 Advanced Deeds" among Onewo employees in 2021 for "helping the elderly go outside for sunbathing for five consecutive months," said, "When carrying the elderly homeowners upstairs, I think of my own grandfather." In the face of life, sincerity and respect are the essence of our service.
AI Life pays tribute to every hand that supports life.
AI Environment
"Green mountains and clear waters are as valuable as mountains of gold and silver." How can we effectively manage building energy consumption and waste sorting? This is the responsibility of Onewo as an industry leader.
This summer, cities like Chengdu and Shanghai experienced significant pressure on electricity supply, leading to many factories halting production, buildings dimming their lights, and residents enduring high temperatures. This electricity crisis serves as another warning that "green mountains and clear waters are as valuable as mountains of gold and silver." Under the dual carbon goals, we are integrating the concept of "green property" into our services.
This year, our commercial and enterprise services obtained the ISO50001 energy management system certification. Through measures such as intelligent empowerment, refined operations, and proactive micro-innovations, we have effectively saved costs for our clients, sharing the social responsibility of "bringing electricity to the people." As Chen Wei, the project manager of Foshan Vanke Financial Center, stated, "The project consumes over 13 million kilowatt-hours of electricity per year, while an average household uses two to three hundred kilowatt-hours per month. If we can reduce energy consumption by 10% through energy-saving measures, the government can allocate the corresponding electricity to more needy areas."
In addition to energy consumption, the impact of waste on the natural environment cannot be ignored. China's nationwide waste sorting is still in its early stages, and many communities, in the initial stages of garbage removal and sorting, are exacerbating environmental issues. To address the problem of homeowners misclassifying waste and piling up garbage, Yao Wei, a "post-00s" housekeeper at Suzhou Future Garden, spent two months guiding homeowners in waste sorting and cleaning the garbage room every night from 8:30 to 11:30, using a small stool. This dedication has improved the community's waste sorting situation.
The "post-00s" housekeeper's tenacity in waste sorting shows us that the seeds of green development are quietly germinating in the younger generation. In the service spaces of Onewo, more than 1,400 residential communities implementing waste sorting and over 500 commercial projects providing energy management services, there are many service providers who daily tackle environmental challenges in garbage rooms, underground garages, and equipment rooms. The road ahead is arduous, but we choose to persist in our dedication.
AI Environment pays tribute to every heart that reveres nature and to those who take action.
AI Community
The issue of "caring for the elderly" also extends to buildings. As time passes, how can we solve the problem of community renewal? How can we coexist with surrounding communities? This is the responsibility of Onewo in coexisting with the community.
China's urbanization has entered the second half, and the promotion of a people-centered new urbanization, as well as strengthening the renovation of old urban areas and community construction, has been incorporated into the 14th Five-Year Plan and the 2035 long-term vision. Onewo has been fortunate to be involved in this epochal proposition for many years, and the "aging-friendly" work in many aging buildings is quietly underway.
Last year, under the leadership of Qiu Caijuan, a professional manager of Tianjing Garden, a slender young Onewo employee, this community, which was taken over in 1990, renovated its runway, built a garden, and installed underground garbage bins, completing the reconstruction of the elevated layer. Currently, our colleagues serving in over 400 mature communities with buildings over 10 years old and 14 communities with buildings over 25 years old are silently dedicating themselves, carrying out the mission of "serving to keep things perpetually new." Thus, even as the community ages, it remains healthy.
In terms of property renovation, the insufficient "pension" for old houses has always been an industry challenge. Onewo is attempting to answer this "cosmic question" by coordinating grassroots government units, developers, homeowner committees, and homeowner resources to promote the participation of multiple parties in community construction. In Guangzhou Zhongyi City Garden, our service providers, through transparent and reasonable fundraising plans and active and sincere communication, gained the trust and support of homeowners. Ultimately, they raised nearly 6.5 million yuan through cash crowdfunding and public resource benefits to replace 13 new elevators in this nearly 20-year-old community. In the process of marketization, 500 existing communities have "transformed," and 600,000 households are experiencing a higher quality of community living environment, reaping the benefits of asset preservation and appreciation.
Outside the community walls, the responsibility and exploration continue in the face of the lack of professional property management in surrounding old communities and urban villages. This year, we made the first attempt at long-term governance of old communities in Tangjiadun, Wuhan, jointly managing and governing 99 old communities with the government and other community service providers, ensuring sustainable operation through a "government contributes a bit, residents contribute a bit, and operations make up the rest" approach.
AI Community pays tribute to the enthusiasm, belief, and perseverance poured into public affairs.
In the future, our management scale will continue to grow, our new technologies, new ecosystems, and new models will develop vigorously, and our service boundaries will further expand. Faced with opportunities and challenges, we will firmly integrate the concept of sustainable development into comprehensive management decisions and throughout business practices, anchoring ourselves for the long term and forging ahead.
We sincerely invite everyone to develop together and walk hand in hand.
