Earth Day is a special holiday for the world's environmental protection, which aims to raise public awareness of existing environmental problems and mobilize people to participate in the environmental movement to improve the overall environment of the earth through green and low-carbon life. The celebration of the Earth Day has grown to 192 countries around the world, with more than 1 billion people participating in it every year, making it the largest non-governmental environmental festival in the world.

Making the earth more low-carbon, upgrade and reduce energy consumption costs.

CWVS takes the initiative to innovate in service, uses digital, intelligent and professional means to achieve energy conservation and emission reduction, striving to be the leader on the green low-carbon development track, and helping to promote zero-carbon transformation and sustainable economic development.

In Shanghai Xuhui Vanke Center project, the service team replaced the original fluorescent lighting with energy-saving lamps and induction lamps by adjusting the parking lot lighting system. In the area with high parking space utilization rate, the energy-saving lamp is always on, and the induction lamp is used for auxiliary lighting; In areas with relatively low utilization rate, induction lamps are the main ones, supplemented by energy-saving lamps. At the same time, in terms of the use of passenger elevators and freight elevators, according to the frequency of tenants in the project, after 20:00, 10 passenger elevators and 2 freight elevators in buildings A, B and C, only 2 passenger elevators and 1 freight elevator in high and low areas will continue to be used. Under the multi-pronged measures, the annual electricity charges of Xuhui Vanke Center in 2021 were saved by nearly 5.12% compared with the budget.

In the office building project of Changsha Beichen Delta A1, the service team reduces the energy consumption of air conditioning by combining manual and intelligent methods and adjusting in different periods. On the one hand, with the help of VAV air supply control system, real-time remote monitoring and intelligent control of room temperature; On the other hand, the air conditioning team regularly inspects the temperature, adjusts the air conditioning temperature in time, and reduces energy waste. In addition, the project cleans the Y-shaped filter in the floor fan room in the refrigeration season to improve the refrigeration effect of air conditioning in summer. In the transitional season, the fresh air system of the office building is fully utilized to avoid indoor heat and reduce energy consumption.

In terms of lighting, the underground parking lot is controlled by time and section, and the indoor lighting equipment is replaced by LED, which can effectively reduce the waste of electricity and maximize the energy-saving effect of office buildings. After CWVS was stationed, the total power saving exceeded 100,000 degrees.

Making the earth more livable, people-oriented and creating a healthy and comfortable space

Environmental protection is no small matter, for CWVS, every day is the Earth Day, we will extend the concept of green environmental protection, and create green space with customers.

The project service team of Dalian China Life Insurance Hope Building attaches great importance to the comfort and health of customers. Ultraviolet sterilization is carried out on the air supply end of the air processor every day; It carries out air conditioning pipe cleaning every year, and hires a professional testing company for air quality testing; Tenants are required to carry out formaldehyde detection and treatment after decoration.

On the premise of meeting customer needs, comfortable office environment and guaranteeing service quality, Hope Building has obtained the first LEED O + M platinum certification in Northeast China through a number of capital renovations, preventive equipment maintenance and various energy-saving measures, and its energy consumption, CO2 emissions, water consumption and other indicators have been reduced by 30-40% compared with similar buildings.

In the Shenzhen Vanke Binhai Cloud Center project, the service team continued to improve the green operation management system of water saving, energy saving and material saving in the operation stage. Through the application of energy consumption control technology, the transformation of energy-saving facilities and equipment, and the construction of green office space, Binhai Cloud Center became the first building in Shenzhen to pass LEED and WELL double platinum certification.

In terms of water saving, the service team promotes the use of Grade 1 water-saving appliances, the combination of intelligent floor washing robots and water-saving high-pressure water guns for road washing, the combination of automatic sprinkler irrigation system and rainfall sensors for ground and roof greening, and the recycling of rainwater and air conditioning condensate through rainwater stations.

At the end of last year, the topic of "Shenzhen is facing the most serious drought since the founding of the city" became a hot topic on Weibo, which aroused public concern about "energy conservation and environmental protection". In response to the government's water-saving initiative, CWVS has launched a series of environmental protection publicity activities in several office buildings, industrial parks and case projects in Shenzhen with the theme of "saving water and protecting water and making everything green", calling on customers and employees to start from daily trifles and save every drop of water.

In Fuzhou Xindian Ancient City Ruins Park Project, the staff of CWVS Project recycled and cleaned the discarded glass bottles, re-inserted the flowers left after the activity, collected dead branches and leaves in the park, and placed them on the original cold table, which set off each other with the building itself, showing a natural and primitive charm, and also became another popular punch point in the park exhibition hall.

Suzhou Canli Commercial Center Project is located in the core area of Hushuguan Old Town, Suzhou City, adjacent to the Hudong Canal, a tributary of the Beijing-Hangzhou Grand Canal in the west.

The project service team gives full play to the geographical advantages of the adjacent canal, diverts the inland river to the water storage site of the project, and uses the canal water for landscape fountain, greening irrigation and pavement cleaning after deodorizing and purifying the canal water by environmental algaecide and clarifier, so as to replace the tap water, and finally discharges it through the rainwater pipe.

The green area of Canli Lane is about 2000 square meters, and the annual irrigation water is about 2500 tons. The pavement surface is about 4000 square meters, and the annual water consumption is about 2000 tons. The annual landscape water consumption is about 3000 tons. After the launch of the canal water scheme, the annual water consumption in Canli has been saved by more than 30000 yuan.

In addition, the service team also publicizes and advocates the installation of lampblack purifiers to the catering businesses of the project, changing the traditional upward exhaust into downward exhaust, and after purification, the water vapor flows into the main pipe through the secondary sewage pipe to reduce the emission of exhaust gas. In order to ensure the purification effect and smooth pipeline sewage discharge, the service team also regularly inspects the sewage outlets of each business and arranges the cleaning of purifiers quarterly.

让地球更低碳改造升级，降低能耗成本

在上海徐汇万科中心项目，服务团队通过调整停车场照明系统，将原有日光灯照明更换成节能灯和感应灯。车位使用率高区域，以节能灯常亮，感应灯辅助进行照明；使用率相对较低区域，则以感应灯为主，节能灯常亮为辅。与此同时，在客梯和货梯的使用上，根据项目内租户使用频次，20:00以后A、B、C三栋楼的10部客梯和2部货梯，仅保留高低区各2部客梯和1部货梯继续使用。在多管齐下的举措下，2021年徐汇万科中心全年公区电费较预算节约近5.12%。

在长沙北辰三角洲A1区写字楼项目，服务团队采用人工与智能相结合、分时段调节的方式降低空调能耗。一方面借助VAV送风量控制系统，实时远程监控和智能调控室温；另一方面，空调班组人员定时巡检测温，及时调整空调温度，减少能源浪费。此外，项目在制冷季对楼层风机房Y型过滤器进行清洗，提高空调夏季的制冷效果；过渡季节则充分利用办公楼新风系统，避免室内闷热的同时降低能耗。

在照明方面，地下停车场分时分段进行照明管制，室内照明设备全面替换为LED，可有效减少用电浪费，最大化办公楼节能效果。万物梁行进驻后总节电量超10万度。

让地球更宜居以人为本，打造健康舒适空间

环保无小事，对于万物梁行而言，每一天都是地球日，我们将绿色环保理念延伸，与客户共创绿色空间。

大连中国人寿希望大厦项目服务团队高度重视客户的舒适与健康。每天对空气处理机送风端进行紫外线杀菌；每年进行空调管道清洗，并聘请专业检测公司进行空气质量检测；要求租户装修后进行甲醛检测及治理。

在满足客户需求、办公舒适环境以及保障服务品质前提下，希望大厦通过多项资本性改造、预防性设备维护、多种节能措施，获得东北首个LEED O+M铂金认证，能耗、CO2排放、水耗等指标均比同类大厦实现30-40%的降幅。

在深圳滨海云中心项目，服务团队在运营阶段持续完善节水、节能、节材等绿色运行管理体系，通过能耗管控技术应用、节能设施设备改造，以及绿色办公空间营造，助力滨海云中心成为深圳首个通过LEED及WELL双铂金认证楼宇。

在节水方面，服务团队推广使用1级节水型器具，道路冲洗时采用智能洗地机器人和节水高压水枪相结合的方式，地面及屋顶绿化采用自动喷灌系统结合雨量感应器，通过雨水站收集雨水、空调冷凝水进行循环利用。

去年年底，“深圳面临建市以来最严重旱情”相关话题登上微博热搜，引发大众对“节能环保”关注。万物梁行积极响应政府发出的节水倡议，在深圳多个写字楼、产业园及案场项目开展了一系列以“节水护水·万物向绿”为主题的环保宣传活动，呼吁客户和员工从日常小事做起，节约每一滴水。

让地球更美丽绿色改造，让旧物重焕“生机”

生活中从不缺少美，而是缺少发现美的眼睛，以及创造美的双手。

在福州新店古城遗址公园项目，万物梁行项目员工将废弃的玻璃瓶回收清洗，重新插上活动后用剩的鲜花、公园里收集枯枝树叶，放置在原本冷清的桌上，与建筑本身相互映衬，显出一番自然古朴的风韵，也成为了公园展馆内又一热门打卡点。

苏州蚕里商业中心项目位于苏州市浒墅关老镇核心区域，西侧紧邻京杭大运河支流浒东运河。

项目服务团队发挥近邻运河的地理优势，引内流河至项目蓄水处，通过环保除藻剂和澄清剂对运河水去味净化后，将运河水用于景观喷泉、绿化浇灌、铺装面清洗，以替代自来水的取用，最终通过雨水管排出。

蚕里绿化面积约2000平方米，年度浇灌用水约2500吨；铺装面约4000平方米，年度用水约2000吨；年度景观用水约3000吨。启用运河水方案后，蚕里年度用水节约超3万元。

此外，服务团队还向项目餐饮商户宣贯并提倡安装油烟净化器，变传统向上排出为向下排烟，净化后变为水汽经二级污水管汇入总管，降低废气排放。为确保净化效果和管道排污顺畅，服务团队还定期对每家商户排污口巡检，每季度安排净化器清洗。
